House prices rose more than 8% in August, continuing trend

The average house was 8.6% more expensive in August then a year earlier, according to latest figures from Dutch statistics office CBS.

For an owner-occupied dwelling, the average price in August was 486,190 euros. When compared to July 2025, however, the average price decreased 0.5%.

Earlier this month, data released by the CBS showed that house prices have continued to rise overall in the Netherlands and the upward trend is visible in every local authority area in the country.

Top of the list is Albrandswaard near Rotterdam, where house prices are now almost 22% higher than a year ago, the CBS said in a second-quarter update.

But even in places long at the bottom of the list, such as Hattem in Gelderland and Reusel-De Mierden in Noord-Brabant, prices have increased by a fraction.

House prices have been rising since 2014, reaching an initial peak in July 2022. Prices dropped for nearly a year before beginning to rise again in June 2023. Prices are now 13.5% higher than the summer 2022 record.
