For sale: a record number of €1m plus homes in the Netherlands

The number of homes for sale in the Netherlands with asking prices of one million euros or more shot up 37% to 42,300 last year, property price research company Calcasa said on Thursday.

The figure is an all-time record, Calcasa said in a new report.

Most were in the greater Amsterdam area where 10,300 homes were listed in the million-euro or higher category.  Utrecht followed with 6,300 and the Gooi rounded the top three markets with 4,950 million euro plus homes on the books.

The 10 streets with the most million euro homes were all in Amsterdam, headed by the Keizersgracht, the Prinsengracht and the Valeriusstraat. However, the most expensive street in the country in 2017 was again the Groot Haesebroekseweg in Wassenaar where a house cost 31 times that of one in Terneuzen on the Belgian border.

The average price for a house on the Wassenaar street last year was €2.48m, while a house in the cheapest street in Terneuzen went for €80,000. There are 30 houses for sale in Terneuzen’s Tholenstraat at that price.

The average asking price for a million-euro home last year was €1.36m or €5,300 per m2. This represents a 9.2% price rise, which is higher than the average 8% price hike for houses on offer for less than €1m.
