House prices drop in six councils in three months

The price of homes fell in six Dutch councils in the second quarter of 2026, up from just one three months earlier, a sign that the housing market is levelling off.

Figures from national statistics agency CBS and the Land Registry showed the biggest drop was in Noord-Beveland, in Zeeland, where prices were 5.1% lower than a year earlier.

Prices also fell in Ouder-Amstel (-2.8%), Hillegom (-2.5%), Valkenswaard, Veldhoven and IJsselstein. In the first quarter, only Gulpen-Wittem in Limburg had seen a fall.

Nationally, prices were still 4.2% higher than a year earlier – the tenth quarter in a row of increases, though the pace has slowed.

The sharpest rises were in the rural east and north. Prices in Oost Gelre, in Gelderland, jumped 20.9%, followed by Voorst (19.4%) and Pekela (16.2%).

Among the four biggest cities, prices in Amsterdam rose 0.1%.
