Dutch house prices hit new record with 4.4% annual increase

Figures from the statistics agency CBS also showed the average price was up by 0.6% since April.
The market has been cooling since November 2024, when prices were rising by around 11% year on year, but prices still reached a new peak in May. The average price for a home, excluding newbuilds, was €487,383.
The CBS also recorded the first decline in the number of house sales in two years. In May 19,120 homes changed hands, a 2.5% decline on May 2025, but across the first five months of the year sales were up by 5%.
