Number of €1m houses in Netherlands triples in five years

One in sixteen houses for sale in the Netherlands is worth more than a million euros, with a 6% increase in the last year.

Figures compiled by research bureau Calcasa found that there are a total of 273,000 million-euro houses across the country, with an average value of €1.36 million.

Six municipalities have an average house price above €1 million, while in Bloemendaal and Laren, in Noord-Holland province, 57% and 53% of the houses have a seven-figure price tag.

Amsterdam has the largest number of homes on the list, with 19,000, followed by The Hague, Utrecht and Rotterdam. Although most million-euro houses are detached villas, 15% are semi-detached and 9% are apartments.

Calcasa also found that the number of house sales in the seven-figure bracket increased by 31% last year, with nearly 8,000 transactions compared to 6,000 in 2024.
