House prices rise again in July as demand grows: CBS

The average house was 8.6% more expensive in July then a year earlier, according to new data from Dutch statistics office CBS.

The median price was €486,041, bringing the price of a home even closer to half a million.

House prices were also up from the month before. Prices rose 0.7% compared to June 2025.

There is an insufficient supply of houses and increasing demand, while Dutch citizens borrow more than in other European countries.

In recent months wages have increased while mortgage rates dropped, encouraging more renters to enter the housing market. More housing is also for sale.

House prices have been rising since 2014, reaching an initial peak in July 2022. Prices dropped for nearly a year before beginning to rise again in June 2023. Prices are now 13.5% higher than the summer 2022 record.

According to the Dutch central bank DNB, they are overpriced by European measures.
