Student room rents rise 6.2%, with Amsterdam nearing €1,000

The price of a student room in the Netherlands has risen by 6.2% since last year, according to calculations by rental housing platform Kamernet.
On average, a student pays €683 for a room in a shared house, but in Amsterdam the price is nearing €1,000, Kamernet said.
The research is based on the prices of almost 14,000 rooms in 19 cities offered through the website. The biggest increases were recorded in Leiden and Wageningen, where rents have risen by almost 20%. Rents were also up 10% in Leeuwarden, Delft, Nijmegen and Eindhoven.
In Amsterdam, rents rose 3.2% to €979, making it by far the most expensive student city. Utrecht, second on the list, has an average rent of €903 and Haarlem, which does not have a university, €770.
Kamernet’s chief operating officer said the price rises are down to the lack of supply. The Netherlands needs 23,000 more student rooms, and that means many face “little choice and high costs”, he said.
The government’s decision to raise landlord taxes and increase the number of properties falling under rent controls is leading to a further drop in supply, particularly in popular areas.
Rooms in shared houses are also covered by rent controls and, according to tenants’ rights groups, many are being advertised at illegally high prices.
D66 councillors in Amsterdam want the city to crack down on rental platforms where small rooms and apartments that should fall under rent controls are advertised for far more money.
Gert Jan Bakker, a consultant at tenants’ rights organisation Woon, has called for rules to ensure rental platforms advertise correctly — for example, by reporting the official number of points a room is worth in every advertisement.
