Official WOZ property values rise 17%, but are based on 2021

Official property valuations, used to calculate home owners’ local authority taxes, are going up by an average of 17% this year, according to the official monitoring body Waarderingskamer.

The increase depends on a number of factors, including location, the type of property and its condition, the organisation said.

There are wide regional variations. In Amsterdam the WOZ value is rising just over 20%, while in Lelystad the increase is the highest in the country at 27%.

In The Hague and Rotterdam, the rise is just below average at 16%, while in the  northern municipality of Dantumadiel in Frieslan province, the increase is just 6.8%.

The WOZ value is used to calculate local authority and waste disposal taxes, the ‘eigenwoningforfait’ – an extra tax for home owners – and in the points system to determine maximum social housing rents.

The fall in house prices in the second half of last year is not reflected in the WOZ value, because it is based on market developments in 2021.
