Mortgage rules set to be even tighter

The rules for mortgages covered by the national guarantee fund NHG will probably be tightened up even further next year, Karel Schiffer, director of the scheme, says in Friday’s Financieele Dagblad.


From this year, people earning less than €22,000 a year or couples with joint income of below €40,000 can only borrow enough for a mortgage of up to €150,000. That used to be €185,000.
The changes were made following calculations by the family spending institute Nibud, which calculates the effect of inflation and government policy on family finances.
But Schiffer told the paper he expects more changes are on the way. ‘Healthcare and pension premiums will rise this year and that will hit the bottom layer of society even harder,’ he said.
Schiffer said he would like to see more ‘creative’ use made of the Nibud calculations because of their effect on the housing market.
